Bulgaria Coastal Property Prices: What Distance From the Sea Costs in 2026
Costaia analysed 774 geolocated Bulgarian coastal apartments. The big price break is not at 500 metres: median asking prices stay around €1,450/m² through the first 2 km, then fall to about €1,015/m² farther inland.
Bulgaria’s coast is still one of the cheaper places in Europe to buy near the sea. But the useful question is not simply whether a flat is “close to the beach”. It is how much that convenience costs, and where the discount actually starts.
Costaia analysed 774 public Bulgarian coastal apartments with usable property-level coordinates, floor area and asking-price data. The result is not a smooth price curve. Apartments within 500 metres of the sea have a median asking rate of €1,444/m². Between 500 metres and 2 kilometres, the median is slightly higher at €1,473/m². Beyond 2 kilometres, it drops sharply to €1,015/m².
What €150,000 buys at each distance
At the median asking rates, a €150,000 budget equates to roughly 104 m² within 500 metres, 102 m² between 500 metres and 2 kilometres, and 148 m² beyond 2 kilometres. That last number is illustrative rather than typical: there are far fewer comparable apartments in the inland band, and the towns are different.
The first 2 km are not a simple price ladder
The middle band being slightly dearer than the first 500 metres matters. It stops us making an easy but misleading claim that every extra metre from the sea makes a Bulgarian apartment cheaper.
Why? Because location mix matters. The stock within 500 metres is concentrated in Sunny Beach and Sveti Vlas, with Ravda, Nessebar and Pomorie behind them. The 500 m–2 km band still contains plenty of Sunny Beach and Sveti Vlas, plus Burgas and Aheloy. Beyond 2 km, the sample is much smaller and tilts toward places such as Kosharitsa.
In other words, distance is part of the price story, not the whole story. A newer building, a better-managed complex, a sea view, year-round services or a more desirable town can outweigh a few hundred metres of extra walking.

These three live listings make the trade-off easier to see. The Sveti Vlas apartment is 65 m² and about 210 metres from the coast. The Sunny Beach example is also 65 m², around 940 metres away. The Kosharitsa apartment is 66 m² and roughly 5.3 km inland. They are not identical homes, but their similar size makes the change in location easier to read.
What buyers are paying for
Close-to-sea property is not only about the view. It removes friction. A short walk can mean no car, no parking search, easier beach trips with children, simpler short-term letting and a holiday home that is easier for guests to understand.
That convenience has value. But the data suggests buyers should be careful about treating “500 metres” as a magic threshold. In this sample, the big discount does not arrive immediately after the first few streets. It appears farther inland.
The practical buyer test
If you expect to use the apartment mainly in summer and walk everywhere, paying more for proximity can be rational. If you plan to live there for much of the year, drive regularly and care more about space than beach convenience, the inland discount can be more useful.
For buyers comparing Bulgaria with other coastal markets, the bigger point is that the country still offers meaningful choice below €150,000. In Costaia’s wider European comparison, Bulgaria remains one of the places where that budget buys a finished coastal apartment rather than merely a deposit or renovation project.
