Terms of Use

Effective and last updated: 27 September 2026

1. Who operates Costaia

Costaia is operated by Simpleafied Solutions, registered in the Czech Republic under company ID (IČO) 05190886, with its registered address at Jaurisova 515/4, Prague 4, 140 00, Czech Republic. Simpleafied Solutions is a registered trademark. Contact: contact@costaia.eu.

These Terms govern your access to and use of costaia.eu, its property-search tools, market information, buyer-profile features, saved features, Insights content, and related services.

2. Costaia's role

Costaia is a coastal property discovery, research, and buyer-intelligence platform. Unless expressly stated otherwise for a specific service, Costaia is not the seller or owner of a listed property and does not act as the buyer's or seller's estate agent, broker, notary, lawyer, tax adviser, financial adviser, surveyor, valuer, or transaction representative.

A property purchase, reservation, agency mandate, financing agreement, legal-service engagement, or other transaction is concluded with the relevant third party, not with Costaia, unless Costaia expressly identifies itself as a contracting party for a separate paid service.

3. Listings and third-party information

Listing descriptions, photographs, prices, availability, measurements, property characteristics, locations, completion dates, development information, agency details, and other listing content may originate from agencies, developers, feeds, public sources, or other third parties. They may be incomplete, delayed, changed, withdrawn, or inaccurate.

Costaia applies publication, data-quality, and coastal-eligibility checks, but those checks do not amount to a legal, technical, title, planning, structural, tax, valuation, or due-diligence review. You must independently verify all material facts before making a financial or legal commitment.

Asking prices are not completed sale prices. Currency conversions, price-per-square-metre figures, distances, market medians, comparisons, estimates, and other derived data are informational calculations and may change as source data changes.

4. Search results, ranking, and recommendations

Costaia may organise or rank properties using factors such as your selected filters, price, property type, bedrooms, location, coastal eligibility, listing freshness, data completeness, and other relevance signals. Where you select a specific sort order, such as price or newest listings, that selection may take priority.

Search ordering is designed to help users discover relevant properties and does not constitute an endorsement, valuation, quality score, or recommendation to buy a particular property. If Costaia introduces paid or sponsored placement, it will be identified as such where required.

5. Property enquiries and Buyer Profiles

Costaia acts as an intermediary for enquiries submitted through the platform. When you create or complete a Buyer Profile or request information about a property, Costaia may store the enquiry, associate it with the relevant property and agency, and contact the responsible agency on your behalf.

An agency may initially receive an anonymised or limited buyer summary. Buyer contact details are released only where the applicable Costaia workflow, buyer-consent rules, and any relevant commercial conditions have been satisfied. Costaia does not guarantee that an agency will accept an introduction, respond, arrange a viewing, keep a property available, accept an offer, or complete a transaction.

Submitting a Buyer Profile or enquiry does not create an agency, brokerage, fiduciary, advisory, or property-purchase relationship between you and Costaia. Processing of personal data is governed by our Privacy Policy.

6. Accounts and saved features

Some Costaia features require an account. You are responsible for providing accurate account information, keeping access credentials secure, and notifying us promptly if you believe your account has been compromised.

Saved properties, saved searches, alerts, Buyer Profiles, and similar features are convenience tools. They do not reserve a property, freeze a price, guarantee availability, or create an obligation on an agency or seller.

7. Agencies and commercial services

Costaia may offer agencies or other professional partners separate commercial services, including access to qualified buyer information or introductions. Any fee, payment condition, data-access condition, or other business-user arrangement is governed by the applicable commercial terms agreed with that professional user.

Nothing in these consumer-facing Terms gives an agency or other professional user a right to buyer contact details or to any particular volume, quality, or outcome of enquiries.

8. Market intelligence, Insights, and buying-cost information

Costaia may publish market medians, purchase-cost estimates, comparisons, country or regional guides, property intelligence, and editorial analysis. These materials are general information, not personalised legal, tax, investment, financial, valuation, or other professional advice.

Laws, taxes, fees, exchange rates, administrative procedures, and market conditions can change. Where a decision could have legal, tax, financial, title, residency, planning, or other material consequences, obtain advice from an appropriately qualified professional in the relevant jurisdiction.

9. External websites and third-party services

Costaia may link to agency websites, property sources, maps, payment providers, analytics services, or other third-party services. Costaia does not control those services and is not responsible for their content, availability, security, privacy practices, contractual terms, or transactions. Review the relevant third party's terms and notices before using its service.

10. Acceptable use

You must use Costaia lawfully and honestly. You must not:

  • submit false, misleading, abusive, fraudulent, or unlawful enquiries or Buyer Profiles;
  • impersonate another person or misrepresent your authority or identity;
  • interfere with the security, availability, or normal operation of Costaia;
  • introduce malicious code, attempt unauthorised access, or bypass technical restrictions;
  • scrape, harvest, reproduce, or systematically extract content or data in breach of law, database rights, intellectual-property rights, contractual restrictions, or technical access controls;
  • use Costaia to harass, defraud, spam, or harm another person or organisation; or
  • use automated means in a way that creates unreasonable load or materially interferes with the service.

11. Intellectual property

Costaia and its licensors retain rights in the platform, software, databases, branding, design, original content, market analysis, and other protected materials. Listing photographs, descriptions, and other supplied materials may belong to agencies or other licensors.

Except as permitted by law or with the relevant owner's permission, you may not reproduce, redistribute, reverse engineer, republish, sell, license, or commercially exploit protected material.

12. Availability, suspension, and changes

We may maintain, change, suspend, restrict, or discontinue parts of Costaia where reasonably necessary for security, legal, operational, product, or commercial reasons. We do not guarantee uninterrupted, secure, or error-free availability.

We may restrict or terminate access where we reasonably believe these Terms have been materially breached, the service is being abused, security is at risk, or we are legally required to do so. Where appropriate and legally required, we will provide relevant notice or reasons.

13. Liability

To the fullest extent permitted by applicable law, Costaia is not responsible for losses arising solely from inaccurate or outdated third-party listing information, decisions made without appropriate independent verification, dealings with agencies, sellers, developers, or other third parties, external websites, service interruption, or an unsuccessful enquiry or property transaction.

Nothing in these Terms excludes or limits liability where exclusion or limitation is prohibited by law, including liability for intentional misconduct, fraud, or other liability that cannot lawfully be excluded, and nothing in these Terms limits mandatory consumer rights.

14. Consumer rights and complaints

If you use Costaia as a consumer, mandatory consumer-protection rules applicable to you continue to apply. If Costaia supplies a paid digital service directly to you in the future, any legally required pre-contract information, cancellation or withdrawal rights, and payment terms will be provided for that service before you are bound by the contract.

Please contact us first at contact@costaia.eu so we can try to resolve a complaint directly.

For eligible consumer disputes, the Czech Trade Inspection Authority (Česká obchodní inspekce, ČOI) is the competent entity for out-of-court consumer dispute resolution. Its website is coi.gov.cz. This does not prevent either party from using any court or other remedy available under applicable law.

15. Governing law and courts

These Terms are governed by the laws of the Czech Republic. If you are a consumer resident in another country, this choice of law does not deprive you of mandatory protections that apply to you under the law that would otherwise govern your consumer relationship.

Disputes are subject to the jurisdiction of the competent courts of the Czech Republic, except where mandatory consumer or procedural law gives you the right to bring or defend proceedings in another competent court.

16. Changes to these Terms

We may update these Terms when Costaia, its services, or applicable legal requirements change. The date above identifies the current version. Where a change materially affects an existing contractual relationship or where notice is required by law, we will provide reasonable advance or other legally required notice.

17. Contact

Questions about these Terms can be sent to contact@costaia.eu.
